Every year, around the second week of November, my phone gets busier. Not with gift questions. With house questions.
"The boiler's making that noise again." "My sister's coming home from Canada with the kids and we've no spare bed." "Is it mad to redo the kitchen before Christmas?"
It isn't mad, by the way. But it does cost more than most people pencil in.
I've worked with Irish households on money planning for a long time now, and the house is nearly always the forgotten line in the Christmas budget. Food gets planned. Presents get planned. The leaking shower? That just appears on the list at the worst possible moment.
Some families pay for these jobs out of savings, and that's grand if the savings are there. Plenty of others look at home improvement loans in Ireland has available, usually comparing a few through a broker, so the cost gets spread out and doesn't land all at once in January. Neither choice is wrong. What goes wrong is guessing.
So let me share what families actually end up spending on.
Why December Is Harder on the House?
Think about what your home goes through over the holidays. Heating on from six in the morning. The oven running for hours. Extra people using one bathroom.
A few things push costs up at this time of year:
• Short days, so lights and heating are on far longer
• More people in the house, which means more wear on everything
• Tradespeople, who are booked solid by early December in most towns
• That small repair from July you told yourself you'd get to
Honestly, the third point catches people out the most. If a job matters, ring someone in October. You'll have more choice and you won't pay a "can you come tomorrow" premium.
Where the Money Actually Goes?
No two houses are the same. A new build in Meath and a 1970s semi in Cork have very different needs. Still, the same handful of costs come up again and again.
1. Getting the Heating Sorted
I always tell people to start here. You can live with an old sofa. You can't really live with a cold house on the 25th.
A boiler service will typically set you back somewhere in the region of €100 to €180. It depends on your area and your system, so treat that as a rough guide rather than a quote.
Then there are the smaller bits that add up:
• Draught excluders or proper seals for older doors
• Extra attic insulation if yours is thin (and in a lot of older homes, it is)
• A new thermostat
• A carbon monoxide alarm. If you don't have one, please get one.
Quick tip before you spend on insulation. Look up the government energy grants first. People skip this and pay full price for work that could have been part funded.
2. The Kitchen, Christmas Dinner's Battleground
Anyone who's cooked a full Irish Christmas dinner knows. The oven is doing the turkey, the ham, the roasties, and somebody wants the stuffing in there too.
If the oven's already temperamental, December is when it gives up.
When I go through home improvement Christmas expenses, in Ireland families have shared with me over the years, the kitchen sits near the top nearly every time. Usually it's things like:
• A repair to the oven or hob, often a couple of hundred euro
• A full replacement cooker when repair isn't worth it
• Some shelving or a small cabinet for all the extra food and drink
• Cleaning or replacing the extractor filter, which people forget exists
My advice? Get the repair person out before buying new. A good technician will tell you straight if it's worth fixing.
3. A Proper Bed for Visitors
Relatives sleeping on the couch for one night is fine. For five nights, less so.
Guest room costs creep up quietly:
• A sofa bed, or at least a decent inflatable mattress
• Duvets, pillows, a couple of extra towels
• Paint, if the room's been a storage space since 2019
• Heavier curtains, because Irish winter mornings are properly dark
It doesn't need to look like a hotel. Warm, clean, and a bed nobody complains about. That's the bar.
4. The One Bathroom Problem
Picture Stephen's Day morning with nine people and one shower. You know how that goes.
Small fixes make a surprising difference here:
• Fresh sealant around the bath, especially if it's gone black
• Sorting out a weak shower or a tap that drips all night
• A working extractor fan, so the mould doesn't take over by January
• A few hooks. Seriously. Towel chaos is real.
None of this is expensive on its own. The trouble is getting a plumber in mid-December.
5. Outside the Front Door
We get storms. We get ice. We get rain sideways. Visitors arriving in the dark need a safe way in.
Things people forget to budget for:
• Gutters cleared before the heavy weather hits
• A light over the porch or along the path
• Outdoor sockets for the lights, fitted by a registered electrician
• LED Christmas lights, which cost a little more upfront but less on the bill
Please don't let anyone do outdoor wiring as a favour. Pay a qualified electrician. It's worth every cent.
Turning the List into a Budget!
Once you've jotted all that down, the total can look a bit scary. That's normal. Now we make it workable.
1. Must Haves First, Wishes Second
Take a sheet of paper. Draw a line down the middle.
On one side, the things that genuinely matter: heat, safety, a working cooker, somewhere for guests to sleep. On the other, the lovely extras like a feature wall or new dining chairs.
Pay for the first column first. The second column will still be there in the January sales.
2. Written Quotes, Always
I've seen too many "sure it'll be about three hundred" jobs turn into eight hundred.
• Ask two or three people for a price
• Check whether materials and clearing up are included
• Get the finish date written down, particularly before Christmas
3. Keep Something Back
A floorboard lifts. A radiator refuses to heat. It happens in every house.
Set aside roughly 10 to 15 percent of your total for surprises. If nothing goes wrong, you've got a small cushion heading into the new year. Not a bad feeling.
Paying for It Without Dreading January!
Right. You know the figure. How do you cover it?
1. The Options Most Families Weigh Up
Here's how I'd sum them up, plainly:
• Savings. No interest to pay, which is great. But it can leave you short if the car breaks down in February.
• Credit union. Often good value if you're already a member. Can be slower to get approved.
• Credit card. Fine for a small job you'll clear quickly. Expensive if the balance hangs around.
• Personal loan arranged through a broker. Fixed repayments, and you get to see offers from several finance providers without applying to each one yourself.
For the bigger jobs, a set monthly repayment tends to be easier on the head than watching a card balance climb.
2. Ask Yourself These Before Borrowing
Be honest with yourself on these:
• After the January bills, will the repayment still be comfortable?
• What's the total you'll repay, not just the monthly amount?
• Can you clear it early without a penalty?
• Is the finance provider registered with the concerned authority?
That last one isn't optional in my book. Registration means clear terms and proper protection for you.
A Warm House Is the Real Gift!
Getting the home ready doesn't have to be a stressful scramble. Book early. Deal with heat and safety before anything cosmetic. Get quotes in writing and keep a bit aside.
Whether you dip into savings or look at borrowing for home upgrades, what you're really paying for is a house where everyone can relax.
And if it all goes to plan, the only argument on Christmas Day will be over the last roast potato.
