Its loan against property currently carries a processing fee of 1% of the sanctioned limit, subject to a minimum of ₹3,000. The bank's published schedule identifies this specifically under Property Power loans.

The minimum fee makes the structure particularly notable for smaller loan amounts. However, borrowers should remember that GST and other applicable charges can increase the total upfront cost.

Federal Bank's loan against property facility can be used against eligible property, making it relevant for borrowers who want to unlock funds without selling their property.

2. State Bank of India

SBI's property-backed financing includes its Asset Backed Loan product for business and MSME requirements.

For its Drop-line Overdraft structure, SBI currently lists a 1% processing/upfront fee, subject to a maximum of ₹10 lakh.

This is important because the product is not identical to a standard retail LAP available to every individual borrower. The fee needs to be evaluated along with the specific SBI product being considered.

For businesses using property to raise substantial funding, the overall borrowing cost should therefore be compared rather than looking at the percentage alone.

3. HDFC Bank

HDFC Bank currently charges up to 1% of the loan amount, with a minimum processing fee of ₹7,500 for its Loan Against Property offering. The amount is exclusive of applicable taxes.

At first glance, this places HDFC Bank in the same broad 1% category as Federal Bank. The difference comes in the minimum fee.

That means borrowers shouldn't compare only the percentage. The minimum amount can matter considerably for smaller loans.

HDFC Bank also lists other charges related to property release, documentation and statutory requirements, so the processing fee is only one component of the total cost.

4. Axis Bank

Axis Bank's current LAP fee schedule lists the processing fee at 1% of the loan amount or ₹10,000, whichever is higher, with applicable taxes. It also states that ₹5,000 plus GST is collected at the time of application, with the balance collected at disbursement.

So, while the percentage looks similar to Federal Bank and HDFC Bank, the ₹10,000 minimum makes the actual cost structure different.

This is exactly why comparing the fee percentage alone can sometimes give borrowers the wrong impression.

5. Kotak Mahindra Bank

Kotak Mahindra Bank's published LAP information states a processing fee of up to 1% plus GST and statutory charges in its FAQ/product information.

However, Kotak's other current LAP fee documentation also shows product-specific schedules where the maximum can be higher, so borrowers should confirm the exact fee mentioned in the sanction or application documentation for their particular LAP product.

6. ICICI Bank

ICICI Bank's current mortgage service-charge schedule lists processing charges of up to 2% of the loan amount for mortgage loans, along with a separate administrative charge of 0.25% of the facility amount or ₹5,000, whichever is lower.

Its LAP FAQ confirms that processing fees and applicable taxes are disclosed as part of the loan's charges.

Borrowers considering ICICI Bank should therefore calculate the total upfront cost rather than comparing only the interest rate.

7. IDFC FIRST Bank

IDFC FIRST Bank currently lists LAP processing fees of up to 3% of the loan amount, with administrative charges included in the published schedule. It also lists a separate initial application fee of ₹6,500 for the referenced product schedule.

This makes it especially important for borrowers to ask for a complete fee breakup before signing the loan agreement.

A lower advertised interest rate does not automatically mean a lower overall borrowing cost when processing and other charges are included.

8. Bank of Maharashtra

Bank of Maharashtra's Loan Against Property scheme currently carries a processing fee of 1%, with a minimum of ₹1,000 and a maximum of ₹50,000, according to its current fee information.

The cap can make a difference for higher loan amounts because the processing cost does not continue increasing indefinitely under the stated schedule.

What Other Loan Against Property Charges Should You Check?

Before choosing a lender, look beyond the processing fee.

Legal and technical charges

Banks may charge for legal verification and technical valuation of the property.

Documentation charges

Some lenders levy separate documentation or administrative fees.

Stamp duty and statutory charges

Mortgage-related government charges can vary by state and are generally payable in addition to the bank's processing fee.

Prepayment and foreclosure charges

The cost of closing or partly prepaying the loan can have a bigger financial impact than the initial processing fee, particularly for a large LAP.
