Here are five tree-related problems that affect homes more often than most people realize, and what you can actually do about each one.

1. Roots Getting Into Underground Pipes

Tree roots don't break pipes. That's a common myth worth clearing up right away. What actually happens is that roots detect moisture escaping from a small crack or loose joint in an existing pipe, and they grow toward it. Once inside, they expand in the warm, nutrient-rich environment and create blockages that get worse over time.

The warning signs are easy to miss at first:

  1. Drains that are slower than usual for no obvious reason
  2. Gurgling sounds from toilets or drains
  3. Patches of grass that are noticeably greener or lusher than the surrounding lawn
  4. Unpleasant odors near drains

If you have mature trees anywhere near your sewer lines, especially fast-growing species like silver maples, willows, or cottonwoods and you're seeing any of these signs, it's worth having a plumber camera-inspect the line before a minor blockage becomes a full replacement.

2. Roots Lifting Driveways, Sidewalks and Patios

Walk through almost any older neighborhood and you'll see it, concrete that's cracked, heaved or buckled in a pattern that points directly back to a large tree nearby.

Most tree roots grow horizontally in the top 12 to 24 inches of soil, where oxygen and moisture are most available. As those roots increase in diameter year after year, they push upward against whatever's above them and concrete, despite how solid it feels, doesn't stand much of a chance over time.

This kind of damage tends to sneak up on homeowners because it happens gradually. A small crack one year becomes a raised edge the next, and by year three you've got a trip hazard on your driveway and a repair bill that could have been caught earlier.

3. Soil Drying Out Around Your Foundation

This one surprises most homeowners, because it's not the roots physically touching the foundation that causes the problem, it's what the roots do to the soil around it.

Large trees are significant consumers of moisture. In dry summers, the roots of a big tree draw substantial water from the soil surrounding your home. Clay-heavy soils, common in many parts of the Pacific Northwest, shrink when they dry out. That shrinkage creates voids and uneven pressure under and around a foundation, which can lead to settlement and cracking over time.

The signs often show up inside the house first:

  1. Doors and windows that stick or don't close properly
  2. Cracks in interior walls, especially where walls meet ceilings
  3. Gaps appearing between floorboards
  4. Cracks in exterior brickwork or siding

None of these automatically mean a tree is the cause, houses settle for many reasons. But if you have large trees close to the foundation and you're seeing these signs after a dry summer, the connection is worth investigating.

4. Overhanging Branches Damaging the Roof

This one is more visible than the others and yet it's the one homeowners most consistently put off dealing with.

Branches that hang directly over a roof cause damage in several ways. Leaves and debris accumulate in gutters and on the roof surface, trapping moisture and accelerating shingle deterioration. Branches that rub against the roof in wind wear away shingles gradually. And during a storm, branches that break or the whole limb if it's structurally weak, can cause significant impact damage.

The other issue is access. Overhanging branches create a bridge for squirrels, raccoons, and other wildlife to access the roof and find their way into the attic. Once they're in, the damage they cause is a separate problem entirely.

5. A Leaning or Structurally Compromised Tree Near the House

This last one carries the highest potential consequences, which is why it's worth treating differently from the others.

A tree that's developed a lean, particularly one that's gotten more pronounced over the past year or two or one showing signs of internal decay like mushrooms at the base, bark cracks, or a thinning canopy, is a tree that needs professional attention before the next storm season.

The risk isn't just that the whole tree falls. A single large limb from a structurally compromised tree can cause serious damage to a roof, a vehicle, or anyone nearby. And structurally compromised trees don't always give obvious warnings before something fails.

The good news is that not every tree in this situation needs to come down. Cabling and bracing installing steel cables between main branches or stems, can stabilize many trees and extend their safe lifespan significantly. A certified arborist can assess whether stabilization is appropriate or whether removal is the safer call.
